Playa Vista Market Report: Slower Schedule During Holiday Season, a New Neighbor and Happy Thanksgiving!

The days leading to a holiday tend to be quiet in the real estate market. This fact, coupled with the already very tight resale inventory in Playa Vista, practically guarantees a relative lull in the coming week. You might ask just how slow sales might be? There are currently no single-family homes available in the Playa Vista resale market. As for the condo resale market, there are only four active listings, however, at least two of them have already accepted offers. This dismal level of homes for sale is at an all-time low from the time Playa Vista was built in 2003!

On the other hand, the Playa Vista rental market is where all the action is. Currently, there are 26 available lease listings plus additional inventory offers directly by homeowners. Among the rentals, ten are listed in the $4,000 or less price range, which is seeing a lot of action. Conventional thinking is that individuals tend not to want to move during the Fall and Winter holidays, which also makes it a great time for those looking to lock in a favorable rent for the next year.

Speaking of leases in Silicon Beach, we will soon welcome a new neighbor – Tesla. In addition to Tesla’s Los Angeles Service Center, located on Centinela Avenue just east of the 405 Freeway, the electric car company is expanding its presence in Silicon Beach. Multiple sources reported that Tesla signed a 7-year lease at 4729-4755 Alla Road in Marina del Rey. There is still speculation on what the office building and warehouse space might be used for.
