This weekend is the highly anticipated opening of the sales gallery at Seabluff by The New Home Company. The builder will share virtual tours, floor plans, information about the buying process and a projected timeline. There may also be information about potential price ranges, but keep in mind that actual pricing information for individual units won’t be released until closer to an actual sales date. The Sales Gallery opens Saturday, January 20th, from 10am to 5pm. Thereafter, hours will be Monday through Friday 10am to 6pm, except Wednesday, which is 1pm to 8pm, and weekends 10am to 5pm. For the Playa Vista condo resale market, the very first listing in 2018 already went pending after receiving multiple offers. This past week, 3 new listings debuted and we’re slowly seeing signs of more activity building in the marketplace.
Many buyers are eagerly waiting for more inventory and wonder what might be expected in the coming months, especially when Google moves into the 319,000 “Spruce Goose” in October of this year. Here is an insightful and relevant post from the ever popular real estate website, Curbed LA, reporting What Will LA Homebuyers Face in 2018? The short answer is, “increased pricing and plenty of competition.” In a recent Zillow report, nationwide in 2017, 24.1% of homes sold did so at above list price. Per the same report, in Los Angeles, which is a more competitive market, 38% of homes sold above asking price last year. Per my recap of Playa Vista 2017 Market Report, over 65% of all condos sold, in 2017, concluded at or above the asking price! The numbers speak to the demand in Silicon Beach!
