Playa Vista Market Report: More Tech to Come, Leading to a Larger Housing Demand!

In our current market, there are presently 10 listings in the Playa Vista condo resale market. Sellers of several of the lower priced listings already have offers on them. Additionally, in the single-family home market, there are many brand new homes from Brookfield Residential to choose from, but there is only one single family home in the Playa Vista resale market. There simply isn’t much to choose from for today’s buyers.

This week on NPR, there was an interesting podcast: Are stock payouts linked to high housing prices? It points to the direct correlations between tech hub cities and how they tend to become bubbles. Perhaps, the housing boom in Playa Vista is a result of the tech effect? As more tech companies are moving to Playa Vista and with the current renovation of the Spruce Goose hanger, the increasing workforce will create additional future demand for housing.

Almost 3 years ago, when Google purchased the 12 acres in Playa Vista, it placed Silicon Beach on the map as a major hub of Los Angeles’ tech industry. Last year, the tech giant followed this move by leasing the entirety of the historic Spruce Goose hangar, which is said to house upward of 300,000 square feet of office space. To find out more about this and what Google is doing in Southern California, click here. Below are just a few images of what it will look like:
