I would like to thank all war veterans everywhere for their service. This memorial holiday goes back to World War I, which officially ended when the Treaty of Versailles was signed on June 28, 1919, in the Palace of Versailles outside the town of Versailles, France. Congress passed a resolution in 1926 for an annual observance, and Nov. 11 became a national holiday beginning in 1938.
The inventory in the Playa Vista condo resale market is holding steady with only 4 active condo listings and 13 pending sales. The majority of current pending sales are in escrow for over the initial asking price and many of the lucky sellers received multiple offers. Additionally, as a result of this tight Seller’s market, many buyers are offering sellers flexible lease-back terms, often with below market or no rent during this period of time.
You might wonder just how competitive the current marketplace is? Well, among the 123 closings since the beginning of the year, 15 condos have sold for over $50K higher than the original asking price, which represents about 10% of all the sales. In fact, all of these closings happened from the summer months to the latter part of the year with the greater number sold in the $1,000,000 to $1,200,000 price range.
Last Friday, the Los Angeles Times published “Silicon Beach leads the latest surge in home sale growth in L.A.” It talks about a record-breaking quarter that saw median sales prices in L.A. County hitting a decade high, while average days on market around a decade low. Neighboring communities have also benefited from rapid growth. Venice is getting more and more expensive, pushing people to move to Marina del Rey. Restaurants, hotels and entertainment are certainly growing in the harbor town. Growth isn’t slowing down across California counties.
