Discussion of the Next Phase of Playa Vista has been aloft for months. This week, Playa Vista debuted its official new website, www.PlayaVista.com, which features a stylish new look and releases key information about the homes planned in the next phase of the community. That these homes are designed to be a significant step up from the majority of the homes here in Phase One is very perceptible. For example: One distinct feature for the new collection of homes is that they will have their own private 2-car garage! Recently, I’ve been getting a lot of inquiries for 3-bedroom units in Playa Vista. These homes are typically categorized as the move-up homes that can accommodate growing families or homeowners that are downsizing from a much larger home. Among the closings in April, properties are selling, on average, 102% above asking price. This is also, true for the 10 pending listings this month as the majority of them are in escrow for at or above their asking price. On the flip side, a handful of listings were withdrawn this week due to sellers not able to get their asking price.  This was disappointed and unexpected, having an effect on overall inventory, which dropped back down to less than 20. This by no means indicates a problem with the properties. Playa Vista Market Report: Runway construction is underway.

With a handful of new available Playa Vista condo listings during the past week, several lucky sellers are now in negotiation, considering multiple offers. With many of the new listings debuting in the $700K or less price range, most of the activities are focused on these entry level homes in Playa Vista. However, the higher-end or move-up properties are also getting their fair share of interest. Last week, a three bedroom single family home, listed at $1.25M, returned to the market. In less than a week, after multiple offers, this home was back in escrow. This week, both The Wall Street Journal and the Los Angeles Times posted news releases that Runway construction is well underway for the mixed use lifestyle center, offering shopping, dining, and entertainment all within walking distance from the homes in Phase One.
